Developed by Tishman Speyer, Crystal Plaza is a mixed-use development, consisting of international Grade-A offices, exclusive residences and quality retail amenities located in the heart of the New Bund, an emerging business center in Pudong, Shanghai.

Tishman Speyer is a leading owner, developer, operator and fund manager of first-class real estate around the world, founded in 1978. As a pioneer in sustainability, Tishman Speyer was the first to adopt RESET Air Core & Shell Certification (v1.0) at The Springs, a residential, commercial and retail complex, in Shanghai in 2016.

Tishman Speyer’s dedication to indoor environmental health continues with its latest RESET Core & Shell project at Crystal Plaza. Currently, all Crystal Plaza buildings have deployed RESET Accredited in-duct air quality monitors according to RESET Air requirements. Crystal Plaza T5 started the final phase of RESET Air Certification, the Data Audit, on April 1st, 2020.

During the Data Audit, in order to become certified, the project had to demonstrate the ability to maintain its IAQ within the thresholds required by RESET. Air quality data is collected via air quality monitors and evaluated daily by the RESET Assessment Cloud. Air quality indicators and thresholds include:

Above image: Air quality indicators and thresholds for RESET Air Core & Shell. Achieving the above targets on an ongoing basis, combined with continuous monitoring of temperature and relative humidity, is requisite for projects pursuing RESET Air Certification.

With the joint efforts of the owner and project team, Crystal Plaza T5 officially received RESET Air Core & Shell Certification on July 1st, 2020. To maintain certification, the project will continue to monitor its air quality throughout the year.

Additionally, Crystal Plaza T5 is participating in the Plant a Sensor Campaign, which is led by the World Green Building Council and RESET, in collaboration with the Wilson Centre and our partners at the Earth Day Network. Plant a Sensor aims to combat air pollution by increasing awareness on air quality levels, creating expansive data that can be used to further air quality research, and thus inspiring better policy change regarding air pollution and sustainable building.
